A floor coating composition comprising: polymer particles, water, and an organosilane quaternary ammonium ion or salt thereof. The floor coating composition can further include a coalescing agent, such as diethylene glycol monoethyl ether, dipropylene glycol monomethyl ether, and isopropyl alcohol, a plasticizer, such as tributoxyethyl phosphate, and one or more waxes, such as oxidized polyethylene wax. The polymer particles can be particles of an acrylic copolymer or particles of a copolymer of styrene and an acrylic monomer. The floor coating composition can be applied to a floor base, which forms a film with the organosilane quaternary ammonium ion or salt thereof that imparts the film and thus the floor with residual antimicrobial properties.

Provided is a method for providing an antimicrobial surfactant, comprising the steps of: (a) providing a hyperbranched polyurea having blocked isocyanates at the end of the polymer branches by the polycondensation of AB.sub.2 monomers; (b) introducing tertiary amine groups by reacting said blocked isocyanates of the hyperbranched polyurea with a tertiary amine compound that is functionalized with —OH, —NH.sub.2, —SH, or —COO—; and (c) quaternization of said tertiary amine groups by reacting with an alkylating agent to obtain a quaternized hyperbranched polymer having antimicrobial surfactant properties.
