A modular perimeter frame system is described for forming a perimeter frame used in the construction of floors, walls and roofs of buildings. The modular perimeter frame system has a first modular sub-frame having one or two blunt end portions, and a second modular sub-frame having one or two overhang end portions. The blunt and overhang end portions are so dimensioned and shaped as to facilitate a continuous abutting engagement between at least two surfaces which meet at a corner of the blunt end portion and at least two surfaces which meet at a corner of the overhang end portion.

FLOOR TO WALL CONNECTOR

A floor to wall connector is provided. The floor to wall connector comprises a wall bracket and a floor bracket. The wall bracket includes a floor receiver. The wall bracket is configured to connect to a wall panel. The floor bracket includes an opening. The floor bracket is configured to connect to a floor panel. The floor receiver of the wall bracket is configured to insert into the opening of the floor bracket thereby connecting the wall panel to the floor panel. A floor and wall system including the floor to wall connector and a method of connecting a wall panel to a floor panel via the floor to wall connector is also provided.

PREFABRICATED BUILDING SYSTEM AND METHODS

A method of constructing a building is disclosed, including selecting a standard dimension less than a wide-load trucking permit limit and designing a building on a grid defined by the selected standard dimension. The building includes a plurality of prefabricated elements, wherein each prefabricated element has a width correspond to the selected standard dimension. The plurality of prefabricated elements includes a wall panel, a roof panel, a laterally resistive frame, and a rebar cage. The method includes fabricating each of the plurality of prefabricated elements at a manufacturing plant and transporting the elements by truck to a building site. The method includes constructing intersecting grade beam footings at the building site and pouring a slab between the intersecting grade beam footings. The grade beam footings include the rebar cage and have a uniform width and depth, the grade beam footings and the slab having contiguous upper surfaces.

Roof panel system

The present disclosure provides systems, apparatuses, and methods relating to roof construction. In some embodiments, a roof panel system may include a prefabricated horizontal building frame and a prefabricated roof panel structure. The horizontal building frame component may include a plate having a first aperture. The prefabricated roof panel structure may include two parallel lateral structural members and two parallel transverse structural members, one of the transverse structural members having a second aperture. The system may further include a fastener assembly connecting the horizontal building frame component to the roof panel structure through the first and second apertures.

The secondary shell elements have, in each corner, a connection pocket, which is open at the top or bottom or is open at the top and bottom, of appropriate size for connecting a plurality of load-bearing structure modules. The connection pocket, at least on the outside, on the outer vertical surfaces of the secondary shell elements, is delimited by preferably metal profiles or metal sheet. Connection tabs can also be disposed in each corner instead of connection pockets. The connection tabs are formed from angular surfaces, preferably metal sheet, protruding towards the intermediate space between the secondary shell elements.

The unit includes three or more first beams arranged in parallel in one direction and three or more second beams arranged in parallel in another direction intersecting the one direction. Each first beam and each second beam has a truss structure. In a section where the first beam intersects the second beam, an upper chord of the first beam is disposed on an upper chord of the second beam and is joined to the upper chord of the second beam via a joining member, using a fastener. In the section where the first beam intersects the second beam, a lower chord of the first beam is disposed on a lower chord of the second beam and is joined to the lower chord of the second beam via a joining member, using a fastener.
