A roofing system configured for electronic leak detection, including: (a) a roof deck; (b) an insulation board or a coverboard positioned above the roof deck; (c) a layer of conductive material positioned above the insulation board or the coverboard; and (d) a roofing membrane positioned above the layer of conductive material. The layer of conductive material is pre-attached at a factory onto one of: (i) the top side of the insulation board or the coverboard, or (ii) the bottom side of the roofing membrane, such that there is only one layer of conductive material in the roofing system.

The sensors and/or home controller may transmit alerts to a mobile device of the home owner associated with the unexpected condition, and/or that remedial actions may be required to repair the home or mitigate further damage to the home. The sensor data may also be communicated to an insurance provider remote server to facilitate the insurance provider communicating insurance-related recommendations, updating insurance policies, or preparing insurance claims for review for home owners.

In a preferred embodiment, the first plurality of conductive lines is arranged to be offset 90 degrees with respect to the second plurality of conductive lines. The system also contains at least one processor operably connected to the first and second plurality of conductive lines by at least two multiplexer pieces. The sensor tiles, multiplexer pieces, and processor are interconnected by conductive connectors.

Leaks in a roof membrane are detected by applying a grid of electrically conductive shielding elements on the upper surface separating the membrane into a plurality of zones and generating a potential difference between the elements and a conductive component such as the roof deck or a layer at the deck. In each zone a respective one of a plurality of sensor conductors is mounted separate from the shielding elements and an electrical potential difference is applied between the sensor and the conductive component such that, in the presence of a leak located within the zone, current flows between the sensor conductor and the conductive component through moisture at the leak for detection of the current or resistance indicative of a leak.

Tactile sensor system and method for inspecting the condition of a structure

In a computer-implemented method and system for capturing the condition of a structure, the structure is scanned with a three-dimensional (3D) scanner. The 3D contact scanner includes a tactile sensor system having at least one tactile sensor for generating 3D data points based on tactile feedback resulting from physical contact with at least part of the structure. A 3D model is constructed from the 3D data and is then analyzed to determine the condition of the structure.

The present invention is a method and system for detecting and locating leaks in a roofing membrane. The mean net voltage from an emitting electrode activated by and connected to the positive side of a power supply, when a conductive mesh disposed beneath the membrane is connected to the negative side of the power supply, is compared with the mean reference voltage from the emitting electrode when a reference electrode is connected to the negative side of the power supply in place of the conductive mesh. If the mean net voltage is greater than or equal to the mean reference voltage, then a leak is indicated.
