Building structures can be fabricated at an offsite, and then assembled at the construction site. The building structures can include beams and wall panels having metal attachments. The beams and wall panels can be assembled by coupling the metal attachments, for example, by welding.

Insulation panels for wall construction and roofing installation are characterized by inlaid battens in outer faces thereof by which multiple layers of insulation can be installed without thermal bridging. Second and any subsequent layers are each fastened only to the battens of the immediately underlying layer, without fully penetrating therethrough to the roof deck, building wrap or other substrate. Laminated facers of perforated character allow migration of moisture to and from a foam core of the panel, while internal channels and internal slots beneath the facer enable drainage/drying of excess moisture without material degradation of the inlaid battens. Additional drainage space within each layer is provided at inter-panel connections, where tongue and groove connections are configured to leave such drainage space open between the tongue and groove.

Steel stud anchor

A metal anchoring fastener fastens millwork onto walls constructed with wall cladding fastened to steel studs. The load typical of a loaded cabinet is borne by the steel stud anchors owing to the mate between the profile of the steel stud anchor and the layers of millwork and wall cladding and steel stud that said anchor penetrates. The pitch of the thread adorning the profile of the steel stud anchor progresses non-linearly along the length of said shaft, the shaft is generally non-linear in profile, and the thread profile is non-uniform along the length of said shaft. The anchor can also support a secondary screw concentrically penetrating the void at the center of the anchor, in order to hang loads from a wall, with or without millwork. Predrilling of the holes can enable installation of these zinc anchors.

A hybrid wall system includes studs with spacers interspersed between the studs. The spacer is a flat elongate member with at least one hook-like member on each end of the elongate member to secure ends of the elongate member between two studs. At least one snap member on each end of the elongate member is removed to remove the spacer to release the spacer between the two studs. The system further includes a base track and a top track with a slip spacer assembly used to level the tops of the studs. A drop-in ceiling is placed on top of the leveled studs. A leveling assembly on the base track is used to raise and lower at least one of the studs for purposes of attaching cladding to the at least one stud.

The damage concentrates on the replaceable components which could be easily replaced after a strong earthquake so that the function of the building structure could be quickly restored. In addition, the replaceable components with different energy-dissipation mechanisms facilitate the shear wall structure to have multiple seismic fortification lines, and improve the seismic performance of the building structure.
