Bolted beam to column connections

A joint connection structure of a building framework includes a column assembly including a column and a pair of side plates attached to the column on opposite sides of the column and extending laterally outward from the column. A beam assembly includes a beam having an end portion received between the side plates. At least one of the column and the beam has an opening in an area between the side plates to provide access for bolting at least one of the side plates to one of the column and the beam. The opening is free of a fastener extending through the opening when the column assembly is attached to the beam assembly.

A structural post includes a base plate defining a plurality of through holes, and a post portion that includes at least a pair of internal walls and at least a pair of external walls. A connector block is configured to receive a locking screw and to engage with a bolt thread of a bolt. A lock plate has a plate thread that is configured to engage the screw thread of the locking screw, and the lock plate is configured to expand upon being drawn by the locking screw into tight engagement with the connector block. The expanded lock plate is configured to apply a force on one of the pair of internal walls and one of the pair of external walls.

A support wall frame system includes at least one end track, and a frame member received within the at least one end track. Such a frame member has a centrally registered longitudinal axis and includes at least one rib extended parallel to the centrally registered longitudinal axis. Advantageously, the at least one rib is statically affixed to the at least one end track. The at least one track includes at least one detent spaced from each shoulder of the track to allow bending the at least one track from a single and unitary sheet of metal. The at least one rib is interfitted within the at least one track.

Structural module with vertical ties

A vertical tie is for a load-bearing column of a building off-site structural module with a box-section structural member. The tie has a top tie assembly for engagement by a torqueing tool from above the column. There is a bottom tie assembly, which fastens to the module below. Torque which is applied to the top tie assembly is transferred to the bottom tie assembly by an interconnect tube. The top and bottom tie assemblies are configured so that the bottom tie assembly is adapted to engage with a top tie assembly of an underneath module, in one case by a nut engaging a spindle protruding up from the lower module. This allows modules to be tied together in the vertical direction in a simple, convenient, and safe manner by an operator on-site working on top of the upper module. Access to torque the tie does not require any side opening in the column and so its load-bearing properties are not affected.

A column bracket assembly is provided. The column bracket assembly comprises a bottom base bracket and a top base bracket, each including a bracket body adapted to receive an end of support element (e.g. a wooden column) and a mounting bracket/plate pivotally coupled to the bracket body and adapted to be coupled to a structural element (e.g. a footing, pile, header, beam etc.). The column bracket assembly optionally includes mounting brackets for installing cross brace brackets and/or tension rods to the bracket bodies. A method of installing the column bracket assembly, and a method of repairing, resettling, shoring, and/or leveling a structure with the column bracket assembly are also provided, along with structures comprising the column bracket assembly.

Air vents are provided in the floor to allow for the air flow between the cavity and the inside of the modular building.
