Door operator having an automated roller
A door operator having an automatic roller closes and opens a door attached to a doorjamb by a door hinge. The roller is actuated by a motor and housed within a protective roller casing affixed to the bottom of a door. The door operator may be integrated with a smart home, thereby allowing a user to close and open a door by voice command. The door operator may be retrofitted to existing doors. A door may also be modified such that only a magnet holds the door closed and a closed position such that the smart home door closing apparatus may be used to open a door. The roller may translate between an extended position engaging the floor below a door and a retracted position above the floor, either inside or adjacent to the door itself.
Device for moving a furniture flap and piece of furniture
A device is proposed for moving a furniture flap received on a furniture body of a piece of furniture having a spring-force unit, which assists the opening and/or the closing of the furniture flap by a predetermined force action of the spring-force unit via an adjusting arm engaging with the furniture flap in the mounted state. According to the invention, an electrically switchable adjusting unit is provided, which is coupled to the spring-force unit in such a way that a movement of the spring-force unit into a predetermined adjustment position of the spring-force unit on the piece of furniture occurs by a switching of the adjusting unit in the mounted state of the device so that a degree of force action of the spring-force unit on the furniture flap can be adjusted in dependence on the adjustment position of the spring-force unit.

The device also includes a rod connected to the shaft. The rod comprises a third end and a fourth end. The third end is connected to the second end of the shaft. The rod is about parallel to the longitudinal axis. The device also includes a spring surrounding the rod. The spring is compressible or extendable along the longitudinal axis. The device also includes a stop connected to the rod at a position distal to the spring. The stop resists longitudinal compression or extension of the spring.
Swinging door operator
An automatic door operator operating on standard 120V/240V AC power utilizes a servomotor for operation, and thus no separate transformer is required for the operator. The servomotor incorporates programming to limit torque, and thus no slip clutch is required in order to allow manual operation of the door. Furthermore, because the servomotor has built-in control logic, no separate digital control logic is required. Because the position of the servomotor is continuously maintained, the relative position of the door with respect to a fully opened or fully closed position is always known, and no separate external signal is required in order to monitor the door position.

Condenser covering device
A condenser covering device for an air conditioner condensing unit includes a panel that is shaped and sized complementarily to an upper surface of a condenser unit. A hinge is coupled to and extends between a perimeter of the panel and the condenser unit. A panel magnet is coupled to the panel proximate to the perimeter. The panel magnet is configured to magnetically couple to the upper surface of the condenser unit to couple the panel to the condenser unit to cover the upper surface of the condenser unit.
DOOR CLOSER WITH POWER CLOSE
A door closer may utilize a door closing device (e.g., spring) and a force adjustment device (e.g., a motor) in order to allow for manual door opening and assisted door closing. During operation, as a door is manually opened, the spring is loaded (e.g., compressed or tensioned) above its pre-loaded closed position state. Once manual opening is completed, the spring that is loaded during opening begins returning to the pre-loaded closed position state, and thus, moves the door automatically towards the closed position. Depending on the pre-loaded spring setting, the closing force of the door may not be enough to close the door, or to close the door with the preferred force. As such, during closing a controller may engage a motor not to drive the door directly, but to increase the pre-load of spring to increase the closing force in order to allow the door to close as preferred.
DOOR OPERATOR HAVING AN AUTOMATED ROLLER

The present invention relates to a door operator system (1) for opening and closing an opening (2), comprising a drive unit (10), a door frame (3) and a door (8), wherein the drive unit (10) is mounted to the door (8) and adapted to move the door (8) between an open (O) and closed position (C), the door frame (3) comprise at least a first frame section (4) adapted to be mounted at a first side (5) of the opening (2), a second frame section (6) adapted to be mounted at a second side (7) of the opening (2), a first track unit (31) moveably connected to the first frame section (4), and a second track unit (32) moveably connected to the second frame section (6), the door (8) is at a first side moveably connected to the first track unit (31) and at a second side moveably connected to the second track unit (32), wherein the door frame (3) is adapted to move the door (8) between the closed position (C) and an intermediate position (I) and to guide the door (8) between the intermediate position (I) and the open position (O).
