Privacy screening and track system
09556671 · 2017-01-31 ·

The privacy screening and track system is a modularly constructible screen system that provides screen panels on tracks such that screen panels may be optionally opened or closed as might windows be. The system provides corner posts, center posts, and end posts joinable to top and bottom tracks wherein the modularity is continued as desired. The system also provides components that can be cut as needed, even by a novice, such that both manufactured fit and user custom fit are possible. Screens provide translucent views and alternately transparent views.

RETRACTABLE CANOPY
20170016245 · 2017-01-19 ·

Aspects of the present disclosure provide retractable canopies, kits of parts for assembling retractable canopies, and methods for assembling and operating retractable canopies. The retractable canopies provide tracks extending in a longitudinal direction and transversely spaced apart. A support extends in a transverse direction between the tracks and is moveably coupled to the tracks via mounts to the tracks. The mounts include engagement members, such as wheels, to engage with the tracks. The engagement members may be biased transversely away from the support (e.g. toward the track), thereby permitting the engagement members to adjust their transverse positions relative to the support as the support moves along the track.

Double blind with vertical shade

A blind for a building opening, and having an upper blind roller, located in an upper region of the head rail, a lower blind attachment located in a lower region of the head rail, an upper blind stored on the upper blind roller, a lower blind stored on the lower blind attachment, a lower blind support wall, and a blind carriage mechanism thereon, for carrying vertical blind slats, so as to provide a head rail having a slim, aesthetically pleasing profile.

Tracking a position of a motorized window treatment

Motorized window treatment systems are disclosed. A motorized window treatment system may include a covering material, a sensor circuit, and a control circuit. The sensor circuit may be configured to generate sensor signals indicative of a position of the covering material. The control circuit may be configured to determine a present sensor state of the sensor circuit, determine a predicted sensor state for the sensor circuit based at least in part on a power-down position recorded at a first time and a final position recorded at a second time, compare the predicted sensor state with the present sensor state, and determine a present position of the covering material based on the comparison of the predicted sensor state and the present sensor state. Methods of adjusting a position of a covering material of a motorized window treatment also are disclosed.

METHODS AND SYSTEMS FOR CONTROLLING SUNLIGHT IN RETROFITTED OFFICE BUILDINGS CONVERTED TO RESIDENTIAL USE
20260098445 · 2026-04-09 ·

A method and system for retrofitting an office building into residential units by installing controllable sun-shielding elements on the facade, which may integrate photovoltaic cells to assist in energy supply while blocking sunlight when needed. These sun-shielding elements, such as darkening glass panels or adjustable blinds with photovoltaic cells, are controllable by occupants of each residential unit to selectively allow or block sunlight entering their units. The system enhances comfort, energy efficiency, and aesthetic appeal, and can be integrated with building management systems, climate control, and emergency systems.

METHODS AND SYSTEMS FOR CONVERTING OFFICE BUILDINGS INTO RESIDENTIAL USE
20260098446 · 2026-04-09 ·

A method and system for converting an office building into residential use by enhancing water supply and wastewater management capabilities. Vertical water supply lines and vertical wastewater pipes are installed within a pre-existing elevator shaft to increase supply and disposal capacities. Floor-level water distribution systems supply water to residential units from the vertical water supply lines, while floor-level wastewater collectors receive wastewater, which is then pumped to the vertical wastewater pipes.
