A method of constructing a building using wall panel assemblies and roof panel assemblies that are made up of traditional framing materials, such as studs and interior walls, coated with insulating foam, except that the typical exterior sheathing is optional. Because the panel assembly is structurally sound and thermally insulated, the only reason to install an exterior sheath or additional roofing material is for aesthetic or practical purposes. A beneficial mode for readily applying insulating foam to provide for sealably joining roof panel assemblies to wall panel assemblies is disclosed.

The laminated lumber constructed volumetric modular unit includes a floor structure and ceiling structure interconnected by opposing side wall structures and opposing end wall structures, a plurality of floor trusses disposed within the floor structure, a plurality of ceiling trusses disposed within the ceiling structure, a plurality of wall studs disposed within the opposing side wall structures and opposing end wall structures, one or more rim joists attached to the ceiling structure, and one or more multiple laminated lumbers attached to the floor structure and extending between the opposing end wall structures for carrying the load of the modular unit.

A building unit constitutes part of a two or more story building. The building unit includes: a first unit that is pre-assembled somewhere other than at a building site and constitutes one of a plurality of floors; a second unit that is pre-assembled somewhere other than at the building site and constitutes a floor above the first unit out of the plurality of floors; and a space path (upper and lower floor air circulation duct that spatially communicates with the first unit and the second unit.

A volumetric modular unit constructed at a modular unit factory and shipped assembled to a modular building project site is disclosed. A modular building constructed from shipped volumetric modular units is also disclosed. Features of a volumetric modular unit and modular building are designed to account for and leverage traditional building practices. Shipping constraints often dictate volumetric modular unit design constraints. The volumetric modular unit and modular constructed building addresses both design needs and shipping constraints to leverage more economical resources available at a volumetric modular unit manufacturing plant.

Prefabricated module for a building

A prefabricated module has a lateral side to be connected to a plurality of panels and slabs for forming a part of a building. The module includes four walls extending between a floor and a roof to form a rectangular cuboid shape; interior equipment, at least some of which are connected to technical installations arranged within the cuboid shape; and a compartment within the cuboid shape which is provided with waterproof layers on the interior walls and floor for creating a wet area within the module.

Method and system for construction of a building

A method for providing at least a part of a building includes the steps of prefabricating a module by assembling four walls extending between a floor and a roof to form a rectangular cuboid shape; providing at least one compartment within the cuboid shape; providing waterproof layers on the interior walls and floor of the compartment for creating a wet area within the module; arranging technical installations within the cuboid shape; and providing interior equipment within the cuboid shape. The method further includes the steps of prefabricating a plurality of panels and slabs; and connecting these panels and slabs to a lateral side of the module for providing a further rectangular cuboid shape forming a panel-built room.

Modular construction connection mechanism

A system for securing modular building units to each other and a method for assembling structures using said method is disclosed. The disclosed system allows for modules to be connected to each other from an external position, without a person having to enter the modules to fasten components internally. The system and method may be used to build structures using prefabricated modules, avoiding significant amounts of onsite labor and drastically reducing the time required to erect structures.
