A latch assembly for a fenestration assembly includes a keeper ridge configured for coupling with a fenestration frame. An assembly housing is configured for coupling with a rail of a sash, including upper or lower rails opposed to a check rail of the sash. A latch mechanism is movably coupled with the assembly housing. The latch mechanism is at least partially concealed with the rail. The latch mechanism includes a handle pivotally coupled with the assembly housing and a latch arm pivotally coupled with the assembly housing and operatively coupled with the handle. The latch arm includes a locking face configured for alignment with the keeper ridge.

A sliding door is provided including a panel configured to slide along a path; a holding member transversely disposed with respect to the path in a location along the path, the holding member defining a channel configured for receiving therein at least a segment of the panel, the holding member further including an abutting portion transversely extending inside the channel defining an opening configured to allow sliding of the segment therethrough; and a stop member being displaceable between an engaged state in which a first end of the stop member engages the abutting portion and the first side portion of the holding member, and a second end of the stop member engages the segment precluding thereby sliding of the panel at least in a direction towards the abutting portion and a disengaged state in which the stop member disengages the segment allowing thereby sliding the panel towards the abutting portion.

A sliding window and door lock including: A housing, where the housing is attached to at least one of a window sill and the floor next to a sliding door; a pivoting latch and a pivot, where the pivot attaches the pivoting latch to the housing, where the pivot is located farther along the path of travel of the at least one of a sliding window and sliding door when the housing is mounted to the at least one of a window sill and the floor, wherein the pivoting latch is adapted to pivot from being flush with the edge of the housing into the path of travel of the at least one of a sliding window and a sliding door, wherein the edge of the pivoting latch interfaces with the at least one of a sliding window and a sliding door, wherein the force of the at least one of a sliding window and sliding door would be obstructed by the pivoting latch being forced into the pivot. The sliding window and sliding door lock is preferably designed to at least one of 1) provide a lock to obstruct the opening of either of a sliding window and a sliding door, 2) prop open either of a sliding window and a sliding door, 3) create an alarm if an intruder attempts to open either of a sliding window and a sliding door.

A sash window restrictor (20) has a housing (22) which is to be let into a vertical frame member (10) of one sash (normally the upper, outer sash) of a window, at a position, say, 10 cm above the top rail of the lower sash when the windows are closed. A tab (24) is mounted in the housing and can be retracted into the housing or extended from the housing. A mechanism acts between the tab and the housing and allows the tab to be pressed into the housing and held in the housing for a period of time before the tab is released to allow the tab to extend. With the tab extended, the lower sash (12) can be lifted until it reaches the tab (24) but no further, so that a 10 cm gap will be opened at the bottom of the window.

A lock kit for a fenestration assembly includes a panel stop. The fenestration assembly includes a first panel and a second panel, at least one of the first and second panels being slideable relative the other of the first and second panels. The panel stop is configured to pivotably mount within a recess of a frame member of the first panel and pivot between a first stop position configured to maintain the first and second panels in a fully closed position, a second stop position configured to limit sliding of the first and second panels beyond a preset partially-open position, and a third position substantially within the recess, the third position being configured to not restrict a range of motion of the first and second panels.
