A rafter bracket configured to connect a vertical post to a rafter and beam(s) is described herein. The rafter bracket may include lower vertical side plates, a horizontal plate, and upper vertical side plates. The horizontal plate may be perpendicular to the upper and lower vertical side plates and may separate the upper vertical side plates from the lower vertical side plates. The horizontal plate and lower vertical side plates may create a lower cavity that receives the vertical post. Meanwhile, the rafter may be positioned on one of the upper vertical side plates and positioned between two of the upper vertical side plates and may be angled at an acute angle relative to the vertical post as well as the upper and lower vertical side plates. One or more of the lower vertical side plates may receive lateral plates that define a lateral cavity receiving the beam.

The second primary portion is configured to contact a second structural member and the second flange defines a second through hole. A cover receives the second flange. A bolt is received through the first through hole, and tightening the bolt draws the first flange toward the second flange.

In some embodiments, reinforced walls comprise one or more reinforcing structures. In some embodiments, the spanning distance is at least 60 feet; in some, at least 70 feet; and in some, at least 80 feet. In a further aspect, a method of building construction comprises the steps of: a) constructing a modular building unit according to the present disclosure at an assembly site; b) transporting the modular building unit to a construction site; and c) installing the modular building unit at the construction site, optionally across a unsupported span of at least 50 feet.

Tension Tie Assembly

A tension tie assembly for attachment of a first building member to a second building member under tension. The assembly includes a tie with a ball on one end that attaches to a first anchoring member on the first building member and a threaded stud on the opposite end that attaches to a second anchoring member on the second building member. A cable extends between the ball and the stud. The ball may be retained in a rotatable engagement by the first anchoring member. The force of tension on the tie can be adjusted after attachment to the first and second building members. The adjustability of tension can be provided by a threaded connection between sub-elements of the tie such a nut threaded to the stud.
