A building system (5) including a panel system (10) and a formwork system (78). The panel system (10) includes a plurality of modular panels (12) arranged to fit with one another in a predetermined grid arrangement (13) to form side walls of a building in a fitted condition. At least the bottom sides (24) of each of the modular panels (12) includes a plurality of apertures (34) that are arranged at predetermined spaced apart locations along the bottom side (24) so as to coincide with the predetermined grid arrangement (13). The formwork system (78) includes a plurality of modular formwork members (80) that are associated with each of the modular panels (12) to provide a supporting slab (72) having slab apertures (76) to allow coupling with the modular panels (12). Modular panels (12), formwork members (80) and associated methods of use are also disclosed.

The beam includes a mating stud protruding out from the beam and configured to pass through the mating apertures of the plurality of posts. An anchor is in communication with the plurality of posts to secure each into a desired position. Siding is coupled to the plurality of posts and the beams to restrict access between the plurality of posts. The location of the beams is interchangeable between the plurality of posts so as to adjust the layout of the space without moving the posts.

There is disclosed an elongate structural element (10). The element (10) includes an inner plate (12) having first and second opposing planar surfaces (14, 16). The element (10) further includes first and second outer sections (18, 18). Each of the outer sections (18, 18) comprises a central wall (20) having a pair of longitudinal grooves (32, 34). Each of the outer sections (18, 18) further comprises a pair of side walls (22, 24) extending from the central wall (20) to define a generally U-shaped channel (30). The longitudinal grooves (32, 34) depress into the U-shaped channel (30). Each of the outer sections (18, 18) further comprises a pair of flanges (26, 28) respectively extending outwardly from the pair of side walls (22, 24). The flanges (26, 28) of the first outer section (18) are attached to the first planar surface (14) of the plate (12) and the flanges (26, 28) of the second outer section (18) are attached to the second planar surface (16) of the plate (12) such that the U-shaped channels (30) are substantially closed by the inner plate (12) and opposed to each other.
