A trim assembly securable in a window frame includes a track on which a sliding window is supportable, a latch insert including a plurality of latch openings, and a latch mechanism securable to the sliding window adjacent the latch insert. The latch mechanism is displaceable between an extended position and a retracted position and includes a lever connected with a latch tab. In the extended position, the latch tab is positioned in a selected one of the latch openings. The latch mechanism is biased toward the extended position. The spacing of the latch openings provides for essentially infinite open/close positions.

The locking system (6) of the sashes (3) is integrated in the aluminum profiles of the fixed frame (1) and makes it possible to adjust the number of locking points to the size of the sashes (3). The sashes (3) have no visible aluminum profiles next to the floor and next to the ceiling. In the zone of the posts (5) and of the handles the visible aluminum thickness ranges from 1 mm to 5 mm.

A frame assembly, for use in window and door applications configured to retain a panel, comprising a frame with a cover assembly and a support assembly having a track assembly, and a sill assembly and a header assembly both interconnected to a securing surface. The cover assembly is interconnected to the support assembly. The sill assembly comprises a roller member disposed in supporting relation to the track assembly, and the header assembly is disposed in supporting relation to the support assembly so that the frame is movable relative to both the header assembly and the sill assembly. At least a portion of the frame comprises a predetermined thickness and a predetermined width. The predetermined thickness is substantially less than the predetermined width so that both cooperatively and concurrently enhance viewing through the panel and the frame's stability.

Screen system

A screen system for use with a sliding panel of a window or door to screen an opening as the sliding panel or door is opened. The screen is attached to the edge of the sliding panel adjacent the opening, and is wound onto a spindle. The spindle is rotatably mounted adjacent the screen opening so that the screen can be unwound from or wound onto the spindle. A cord is connected between the sliding panel and the spindle pulley via an idler pulley. The spindle is caused to rotate to wind the screen onto the spindle as the sliding panel is slid towards the closed position. While the screen is wound off the spindle, the cord is wound onto the spindle pulley and vice versa. A tension adjustment arrangement is provided for adjusting the tension in the cable as the screen is wound and unwound from the spindle.

The sill track comprises a base having walls to support flooring, a panel track for receiving a guide of a panel, such as wheels of a sliding glass door, and a weep channel wall forming a weep channel for draining water to below a top surface of the sill track. The walls of the base, the panel track and the weep channel wall are configured such that the flooring installed on the sill track, the panel track and the top of the weep channel wall are all flush with the surrounding flooring on the interior and exterior of the sill track.
