Various embodiments include systems and methods of calculating performance-based rent. Sensor(s) may capture object data associated with objects in an interior and/or exterior environment of a commercial real estate location. Computing device(s) may obtain sales data associated with sales transactions attributable to the commercial real estate location; determine, based at least in part on the object data captured by the sensor(s), object traffic value(s) indicative of an amount of traffic of at least one of the objects; and calculate, based at least in part on performance metric values indicative of actual sales performance and potential sales performance of the commercial real estate location over a particular period of time, a performance-based rent for the commercial real estate location. The performance metric values comprise the sales data and the object traffic value(s), and the performance-based rent is variable over different periods of time with different performance metric values.

An energy saving support system according to an embodiment is configured to provide a consumer, who has an electric load to which electric energy is supplied from an electric power supply system within a house, with energy consumption-related information through a photo frame or the like. The information providing apparatus is configured to acquire an acceptability level, which stepwise indicates a degree of interest of the consumer in the energy consumption-related information, and to determine the energy consumption-related information to be newly provided to the consumer based on the acceptability level.

A system and method for automatically documenting a condition of a property and generating a request for return of a security deposit is described. In one embodiment, a method for automatically documenting a condition of a physical space includes determining an initial condition of one or more inspected elements in a physical space. The method also includes obtaining a current condition of the one or more inspected elements in the physical space. The method includes determining changes between the initial condition and the current condition for each of the one or more inspected elements. The method further includes generating a report documenting the changes of the one or more inspected elements in the physical space.

An unmanned aerial vehicle (UAV) may couple to a sensor payload device that includes cameras, radar, lidar, and/or other sensors. The UAV, coupled to the sensor payload device, may fly within the airspace of and/or around a property and capture images and/or sensor measurements of the property. The images and sensor measurements may be certified so that they may be verified as unaltered by viewers. A 3D representation of the property may be generated, and defects in the property may be detected by comparing the 3D representation to media depicting property defects. A report identifying the defects may be generated.

A computer system and associated processes are disclosed for grouping similar real estate properties into contiguous neighborhoods, and for generating neighborhood-specific models capable of estimating property values within their respective neighborhoods. A clustering component uses various sources of property-level data to group properties based on measures of property similarity. For example, the clustering component may use features extracted from property images to identify properties with similar characteristics. As another example, the clustering component may measure property similarity based on how frequently specific properties are designated as comparable in appraisal reports. A model generator uses a machine learning process to determine, for specific neighborhoods, correlations between property attributes and values, and uses these correlations to generate the neighborhood specific models.
