METHOD FOR ESTIMATING SERVICE VALUE SPACES OF WETLAND ECOSYSTEMS

A method for estimating service value spaces of wetland ecosystems includes steps of: calculating service values of wetland ecosystems through a hedonic pricing method; and calculating, based on the service values of the wetland ecosystems, a spatial distribution state of the service values of the wetland ecosystems through a breaking point theory and a weighted Voronoi diagram model, and outputting the spatial distribution state.

A method comprising navigating to a first investment interface publishing a first particular loan opportunity among different loan opportunities, the loan opportunity being based on first loan terms and first property information, receiving different loan opportunities based on the first query, providing a selection of the first particular loan opportunity, receiving details of the first particular loan opportunity, providing a first commitment from the first investor system to partially fund a first partial funding of a loan amount associated with the first particular loan opportunity, a second commitment from the second investor system being already provided to the investment system to partially fund a second partial funding, receiving an indication that a first loan is to be provided to the first property owner when the loan amount is completely funded, and receiving distributions, every day, of daily returns by the first investor.

SYSTEMS, METHODS, AND PROGRAM PRODUCTS FOR FACILITATING PARCEL COMBINATION

Machine learning systems and methods are described in regard to automating and acting upon evaluations of hypothetical composite project sites of 2+ disparate land parcels so as to allow a developer, owner, or other stakeholder to see and act upon potential land uses that are not reflected in conventional valuations. Some variants include a feature augmentation protocol for speciating one or more detailed structures feasible for development, a pattern matching protocol for identifying viable composite project sites that might suit a developer's requirements, technologies for accommodating latent preferences, proactive virtual development of co-owned disparate parcels, a notification protocol implementing offers to numerous potential sellers whose responses might affect project viability, wise virtual development and prioritization, or other such innovative configurations.

PREDICTIVE ANALYTICS FOR ASSESSING PROPERTY USING EXTERNAL DATA

Methods and systems for assessing property based on predictive analytics techniques that use external data are described herein. A server may identify a reference set of information for a reference property evaluated with a reference risk score in accordance with a risk score rule that meets a predetermined threshold. The server may obtain an external data file from an external data source, wherein the external data file includes an external set of information for a prospective property. The server may compare the reference set of information with the external set of information to identify a common feature, condition, or attribute, and if identified, may evaluate the prospective property by determining a predicted risk score based on the external set of information in accordance with the risk score rule. If the predicted risk score is determined to meet the threshold, the server may indicate the prospective property as pre-approved.

SYSTEM FOR INTERACTION REGARDING REAL ESTATE SALES
20230206362 · 2023-06-29 ·

Described is a system for interaction regarding real estate sales based on geolocation. The system includes a server having a memory storing geo-grouped property data and a user computing device coupled to the server. The server may programmed to receive location information from the user computing device to automatically determine a property(ies) near a location of the user computing device. The server automatically finds and retrieves geo-grouped property data corresponding to the property and automatically delivers the geo-grouped data to the user computing device for direct access, and receive and store a post from the user computing device as part of the geo-grouped property data. The system allows users to interact with each other based on geolocation of a particular property that interests the different users, wherein such interaction does not need to be between preestablished connections of users.

One such method comprises performing, using at least one hardware processor, design model validation, wherein design model validation comprises entering land development permit application file information and checking the land development permit application file information against relevant land development codes; performing exchange model code checking using a plurality of exchange models; performing conformance checking by receiving a request from the exchange models and passing the land development permit application file information to design checking modules configured to check land development code, ordinance, and regulation provisions and one or more codes, ordinances, and regulations per local, state, national or international requirements; and performing compliance reporting based on input provided from the design checking modules.

AFTER-REPAIR VALUE ("ARV") ESTIMATOR FOR REAL ESTATE PROPERTIES
20230196485 · 2023-06-22 ·

A two-model method for estimating the After-Repair Value (“ARV”) of residential real estate properties, regardless of their current or advertised condition. The method employs an automated scalable process that uses realtor descriptions of thousands of properties to achieve this goal. The first model involves implementing a software machine learning classification algorithm, augmented with natural language processing (NLP) techniques, to evaluate thousands of properties and identify recent renovations for use as comparables. The second model uses the renovation outputs of the first model to estimate the ARV of every property in the system. The output of this system provides the After-Repair Valuations back to the user in formats that can support either the use of individual estimations or in aggregate by use of a geographic variable. An innovative feature of this system is the creation of subgroup-adjusted variables to increase the number of valid real estate comparables for the subject properties.
