The system can receive property documents from a plurality of sources. The property documents can be appended with metadata so as to enable the system to order the property documents within a title report. With third party data, and minimal user input, the user is able to create a complete a compliant contract or form package; include financial qualification information, if applicable; as well as obtain properly placed electronic signatures with minimal time and effort. Where documents require additional third-party action, the document is sent directly to that third party for immediate action.

A seller terminal provides listings for real estate properties for the bid management platform along with seller terms required for offers. The bid management platform publicly displays offers made for properties. Buyer terminals can access listings via the bid management platform to provide offers, review seller terms, review offers made, and buy properties instantly if seller's buy-it-now price and terms are satisfied. The bid management platform provides an efficient method and system for transparently facilitating real estate transactions and providing visibility that is not provided by current systems.

Techniques described herein are directed to using blockchains to record, manage, and transfer ownership rights to land titles. A method in accordance with these techniques may include: creating a property blockchain that is permissioned, the property blockchain including a chronologically ordered, back-linked list of one or more blocks, the one or more blocks including a genesis block, the genesis block including property attributes including one more of the following: a physical address of the property, a year the property was built, and an owner of the property; and transmitting the property blockchain to permissioned nodes on a network, where the permissioned nodes validate transactions associated with the property that are recorded on the property blockchain.

A system and method for document transformation and recordation is provided. Documents for a transaction of real property are identified based on a jurisdiction in which the real property is located. Each document includes a plurality of data fields and each data field is associated with a data field identifier. A data value is received in at least one of the data fields of one or more of the documents. The data fields in the documents associated with the data field identifiers that match the data field identifiers of the data fields in which the data values are received are identified. The identified data fields are automatically populated with the data values based on the data field identifiers associated with the data values. A completeness rule is applied to the documents by verifying whether all required documents for completing the transaction in the jurisdiction are satisfied by the documents.

Systems and methods of registering geocodes with a geofence and delivering geocodes which define geofences to devices are described herein. Geocodes include strings of words, letters, numbers, and combinations thereof. Geocodes associated with the same or similar geofences are cohesive and provide for improved location information, with IP addresses being assigned to the geocodes.

Methods and systems for managing real estate titles and permissions include using a key to identify titles and/or permissions. The key is preferably operable to control operations of electronic devices within geographic boundaries, with the geographic boundaries preferably being defined by a geofence and/or IP-based addressing. In certain embodiments, a system is linked to real property records to assign the key to the owner of record. Like other property rights, this virtual right-to-control electronic devices while located in a certain space may be sold outright, leased, rented, partitioned or otherwise conveyed to others.

A system for storing data related to a transaction and for facilitating the transaction, the system comprising: an application server coupled with a database and configured to store information associated with a plurality of transactions, the information including account information related to a user account maintained by a first financial institution, a recipient identifier, and account information related to a recipient account maintained with a second financial institution, the application server further configured to: receive transaction data associated with a payment of the transaction, the transaction data comprising an identifier and user account information; identify the recipient account information based on a comparison of the received identifier against the stored recipient identifier; generate transfer instructions data based on the transaction data and recipient account information; and forward the transfer instructions data to the first financial institution based on the user account information to cause a deposit into the recipient account.
