DOCK DOOR ACCESS APPARATUS
A warehouse dock door control system (101) has a system controller (147), an interior side unit (144), an exterior side unit (142) comprising a key repository and a key detector. The key detector is configured to detect and identify a specific vehicle key having unique identification data associated therewith. The key detector is configured to detect the presence of the key within the key repository and to read the identification data associated therewith. The controller is configured to use the identification data to determine whether the vehicle key is an authorised vehicle key. In response to the determination, the controller communicates with the interior side unit to authorise opening of the dock door and controls the exterior side unit to secure the vehicle key in the key repository to inhibit removal therefrom until a signal is received indicating that a loading or unloading process is complete.
Access management and reporting technology
An access management and reporting system includes a keysafe that is located outside of a building and a communication system that is located within the building. The communication system is configured to perform, over a short-range wireless communication protocol, two-way communication with a communication module of the keysafe. The system also includes a server that is located remote from the building and the keysafe. The server is configured to perform, over a long-range communication protocol, two-way communication with the communication system located within the building, is configured to manage access to the keysafe, and is configured to handle reporting related to access of the keysafe.
Latching apparatus for an electronic lockbox
An electronic lockbox includes a latching apparatus that uses a rotary actuator with multiple positions to achieve multiple locking states. Multiple positions of the actuator are detected, using optical sensors. The locking mechanism includes an outer sleeve and an inner cylindrical barrel that are coupled with torsion springs. The lockbox has a shackle and a key bin that include latch pins which are retained by the inner barrel when in the locked state, and the barrel can be rotated to either release the shackle or to release the key bin that typically holds a building's key. During insertion of a latch pin into the rotatable barrel, the maximum torque imparted on a first spur gear by the torsion spring, at a maximum rotation angle of the rotatable barrel, is sufficient to rotate the barrel back to its neutral position after the latch pin has been fully inserted into the barrel, and is less than or equal to a back drive torque limit of a prime mover of the rotary actuator.
COMPUTER-IMPLEMENTED SYSTEMS AND METHODS FOR REAL ESTATE PROPERTY SHOWING
A computer-implemented method for controlling access of a user to a structure, or objects stored within a compartment of a secure lockbox is provided. In some embodiments, the method may be used to control the access of a user to a structure, or one or more objects, such as a key, located in the compartment of a secure lockbox. In further embodiments the method may include the steps of: receiving identification information describing the user from the secure lockbox or electronically-controllable electronic lock device; receiving identification information of an account holder; verifying the received identification information of the user against the account holder information; providing an unlock code to the secure lockbox or the electronically-controllable electronic lock device if the user identification information matches the account holder information. Also disclosed is an improved secure lockbox having a compartment formed therein, which includes an electronically-actuated latching mechanism coupled to a moveable element, such as a door; a network interface; a sensor for sensing a characteristic related to a user attempting to gain access to the compartment; and a processor, wherein the processor is adapted to cause the network interface to transmit information indicative of a sensed characteristic of a user attempting to gain access to the lockbox compartment and capable of processing an unlock signal.

A method for operating a locking system comprising an electronic key and an electronic lock and a central unit which in locking operation is used locally separately from the electronic key and the electronic lock, wherein in the method an external authorization code is generated by the central unit by means of an authorization code determination program, the external authorization code is transferred to the electronic key and the external authorization code is saved in a memory by the electronic key, wherein, on interaction of the electronic key with the electronic lock, the external authorization code is read out from the memory by the electronic lock and is checked by a processor of the electronic lock in that, using an internal authorization code determination program, the processor itself determines an internal authorization code and compares it with the external authorization code received by the electronic key and wherein, in the event of the determined internal authorization code being identical to the transferred external authorization code, the processor permits an opening process.

A rental guest verification system and method include a community access platform having at least one unit access device, a plurality of community access devices, a local server and a platform provider system. The platform provider system is in communication with the local server and creates a property owner portal for use by a property owner. A guest seeking to rent a unit from the property owner provides information through a guest portal and undergoes an identity and background check. A digital key is linked to the guest portal of the guest upon a successful background check. Upon arriving at the rental property, the guest portal captures a real time image of the guest and compares the same to the images used in the background check. If the comparison is a match, the guest key is activated to unlock the unit access device and community access devices.
Managing real estate listing showings based on multiple factors
A specialized server within a real estate showing management system creates a showing appointment for a showing agent to show a listing and a set of geo-fences around the listing when the appointment is created. At a particular time before the showing, the specialized server notifies a showing agent mobile device to download the set of geo-fences and, when requested, provides the set to the mobile device. The mobile device notifies the specialized server when it breaches a geo-fence within the set. The specialized server determines that the showing has started when the notification and the beginning time of the showing appointment are within a predetermined time range. The specialized server then notifies property electronic devices to turn on.
SMART KEY STORAGE CASE FOR VEHICLE
A smart key storage case includes a storage case main body that can shield a signal, a transmission path through which a call signal from an in-vehicle device is radiated into the storage case main body, a switch that conducts/cuts off the transmission path, a radio communication unit that performs data communication with a radio communication terminal, a controller that controls the switch, and a response signal relay section that radiates a response signal from the smart key inside the storage case main body to the outside. When the radio communication terminal is present outside the vehicle, the controller controls the switch so that the call signal transmitted from the in-vehicle device to the inside of the cabin is cut off and the call signal transmitted to the outside of the vehicle is transmitted.

The invention also relates to an electronic closure system with an electronic key (32) and an electronic lock (16) as well as to a method for secure acquisition of an access authorization or for secure delivery of a key to at least one user (22) by means of an electronic lock (16) and at least one electronic key (32) carried by the user (22).
