FACTORY BUILT HOME SYSTEM

Abstract

A factory built home system is provided. The system may include a factory built housing unit fabricated in a shipping container size or a modular unit built with steel frame. The housing unit may also include a grey water sewer line and a black water sewer line. The housing unit may include a hydropanel to create and store drinkable/potable water. The housing unit may contain a fully furnished kitchen and a fully outfitted bathroom. The housing unit may include stationary, transforming and robotic furniture within transforming space, wiring throughout to support on site and remote, internet controlled robotic furniture, lighting and security features. The housing unit may include solar panels, inverters and battery systems with AC/DC power options. A plurality of factory built housing units may be installed beside each other and/or stacked to form a multi-dwelling unit.

Claims

1. A factory built home system comprising: a factory built housing unit comprising: a steel frame formed with steel studs and an outer structure; interior and exterior wall panels insulated with vacuum insulation units between the wall panel members; and two sewer connection lines, wherein one sewer connection line is a grey water line and the other sewer connection line is a black water line.

2. The system of claim 1, further comprising a hydropanel to create drinkable/potable water and store the same.

3. The system of claim 1, wherein the grey water line comprises a filter that operates to filter grey water traveling through the line into a useable water for landscape/agricultural purposes.

4. The system of claim 1, wherein the black water line comprises a compost system to compost the black water waste for later use.

5. The system of claim 1, further comprising an exterior roof and wall structures that fold during transportation and unfold when installed in the fixed location to form covered exterior patio decks.

6. The system of claim 1, further comprising exterior and interior architectural LED lights.

7. The system of claim 1, further comprising a fully outfitted kitchen, including a dishwasher, a refrigerator, a compact microwave oven, a cooktop, a range hood, a convection oven, a garbage disposal, a washer/dryer combo, a stainless steel kitchen sink and a pull-down faucet.

The system of claim 1, further comprising a fully outfitted bathroom, including a vanity and sink, a faucet, a toilet, an in-wall carrier and tank, a waterproofing membrane, a drain, a shower, a frost wall hydrant bib, an exhaust fan, a grab bar, a toilet tissue holder, a towel bar, and mirrored cabinets.

9. The system of claim 1, further comprising a studio suite, a cloud bed, and a pocket closet transforming systems.

10. The system of claim 1, further comprising a transforming dining table with transforming/storage chairs.

11. The system of claim 1, further comprising a door bell and a door lock security system, a digital thermostat, a wifi antenna and router, a home digital network device, and two 4K LED televisions.

12. The system of claim 1, further comprising a multi-zone air handler, a heat pump, and a tankless water system.

13. A factory built home system comprising: a plurality of factory built housing units, each factory built housing unit comprising: a steel frame formed with steel studs and an outer structure; two wall panels insulated by vacuum insulation units between the wall panel members; and two sewer connection lines, wherein one sewer connection line is a grey water line and the other sewer connection line is a black water line, wherein each factory built housing unit of the plurality of factory built housing units are stackable to form a multi-dwelling unit.

14. The system of claim 13, further comprising a hydropanel to create drinkable/potable water and store the same.

15. The system of claim 13, wherein the grey water line of each housing unit comprises a filter that operates to filter grey water traveling through the line into a useable water for landscape/agricultural purposes.

16. The system of claim 13, wherein the black water line of each housing unit comprises a compost system to compost the black water waste for later use.

17. The system of claim 13, further comprising a stair system coupled adjacent the stacked plurality of factory built housing units to provide access to each of the factory built housing units.

DETAILED DESCRIPTION OF EMBODIMENTS OF THE INVENTION

[0045] As discussed above, embodiments of the present invention relate to a factory built home system. The system generally includes a factory built housing unit that includes a single-family unit that can be utilized with a plurality of factory built housing units to produce a single and/or multi-dwelling unit, such as a multi-story dwelling unit.

[0046] Referring the drawings, FIGS. 1-9 depict an embodiment of factory built housing unit 10, and FIGS. 10-18 depict another embodiment of a factory built housing unit 100. The factory built housing unit 10, as depicted, is a studio housing unit, and the factory built housing unit 100, as depicted, is a two-bedroom housing unit. The housing unit 100 is larger in size than the housing unit 10. The components of the housing unit 10 and the housing unit 100 are common and are applied to each of the housing units 10 and 100.

[0047] The housing unit 10/100 is formed of a newly built steel construction container, wherein the container frame members and other components are formed of steel. The steel provides the structural integrity needed to build a house around and is further the size of a shipping container to provide easier modes of transportation of the factory built housing unit 10/100. The housing units 10/100 may be individual single-family units. Additionally, the housing units 10/100 may be stacked on top of each other and possibly multiple housing units 10/100 stacked on top of each other to form a multi-dwelling unit (“MDU”). In such embodiments, outer structural components, such as stairs and so forth would be erected around the stacked housing units 10/100. In such MDU embodiments, some components, such as, but not limited to, solar panels, may be shared by all of the units staked.

[0048] In some embodiments, the housing unit 10/100 may include wall panels forming the interior and exterior walls 20 and 22, respectively, of the unit 10/100. The interior and exterior panels may be insulated by vacuum insulation units between the panel members. The wall panels may then be installed onto a steel frame, wherein the installed vacuum insulation units provide insulation to the housing unit 10/100. The wall panels remove the need for other insulation, such as spray insulation or roll insulation.

[0049] In other embodiments, as shown in FIGS. 20A-21B, the housing unit 10/100 may include a steel frame formed of exterior steel studs 29 and interior steel studs 28. In embodiments, the dimensions of the interior steel studs 28 are smaller than the exterior steel studs 29. Exterior walls 20 may be coupled to the exterior steel studs 29 to form the outer surface of the housing unit 10/100. Interior walls 22 may also be coupled to the exterior studs 29 to form inner surface of the housing unit 10/100. In these embodiments, insulation 30 may be coupled between the exterior wall 20 and the interior wall 22. The exterior walls 20 may be formed of non-combustible exterior sheathing 21, an exterior finish wall 23 with insulation 25 between the exterior sheathing 21 and the exterior finish wall 23. The exterior walls 20 may be vacuumed sealed insulated panels.

[0050] Referring specifically to FIGS. 20A-20D, the housing unit 10/100 may include a floor surface 24 that is insulated with insulation 30 and may include a ceiling/roof member 26. The ceiling/roof member 26 may have similar structure as the exterior wall 20, with an exterior sheathing and an exterior finish wall with insulation between the same. Referring specifically to FIGS. 21B, the housing unit 10/100 may include interior steel studs 28, wherein the interior walls 20 may be coupled to the interior steel studs 28 with insulation 30 between the interior walls 20.

[0051] Referring to FIG. 19, the housing unit 10/100 may include solar panels 50 and batteries (not shown), wherein the solar panels 50 operate to generate electricity and store the electricity in the batteries for use as power in the housing unit 10/100. To provide better efficiencies, the housing unit 10/100 may include electrical outlets and so forth, that include an inline AC-DC option, allowing power to go directly from the battery to the devices plugged into the electrical outlets.

[0052] Additionally, as shown in FIG. 19, the housing unit 10/100 may further comprise a hydropanel 60 that operates as intended as a solar-powered drinking water system. The hydropanel 60 operates to produce drinkable water each day utilizing ambient air and the sun as a heat source. This water may be used immediately, or it may accumulate for later use, such as storing the water for later use. This may be incorporated into the water supply system 70 (see FIGS. 22B and 22D) that supplies cold and hot water to the housing unit 10/100.

[0053] Referring to FIGS. 22A and 22C, the housing unit 10/100 may further include water disposal system 80 with two types of sewer connection lines for wastewater. One line is a grey water lines 82, and the other line is a blackwater line 84. The housing unit 10/100 includes a filter (not shown) coupled to the grey water lines 82, wherein the filter operates to filter the grey water into a useable water for landscape/agricultural purposes. The black water line 84 is coupled to a compost system (not shown), wherein the compost system operates to compost the black water waste for later use.

[0055] Additionally, the housing unit 10/100 may include broadband network connection, such as through Starlink (not shown). This allows an owner to the housing unit 10/100 to have the option of going completely off the power grid.

[0056] It will be understood that in some embodiments, the housing unit 10/100 may be factory builty to ISO container standards, and in other embodiments, the housing unit 10/100 is not built to ISO container standards, but rather is a steel frame building with 6-inch steel studs that provide stability allowing multiple units to be stacked on each other to form a multi-dwelling unit. In embodiments, the unit may be stacked seven units high and include structure as described above with regard to FIGS. 1-22D.

[0057] In embodiments, the housing unit 10/100 may include plumbing that has been split and the bathroom is an Americans with Disabilities Act (“ADA”) compliant bathroom. Additionally, the foundation for the units may include a pier foundation 12 as depicted in FIGS. 20A-20D. The units may be formed of two halves that can be transported to the home site and installed on a foundation, wherein a marriage line down the middle of the unit as the two halves are installed adjacent each other is weather proofed. These units are modular factory standard homes designed to not breakdown and are built to International Residential Code standards.
