A modular building constructed from shipped volumetric modular units is also disclosed. Features of a volumetric modular unit and modular building are designed to account for and leverage traditional building practices. Shipping constraints often dictate volumetric modular unit design constraints. The volumetric modular unit and modular constructed building addresses both design needs and shipping constraints to leverage more economical resources available at a volumetric modular unit manufacturing plant.

A building module including a ground floor and a first floor, the building module constructed from prefabricated metal components. Located beneath the first floor are at least a pair of channels adapted to be engaged by rotatable tines of a forklift that can engage the module. Once engaged the forklift can rotate the module so as to load the module onto a flatbed truck for transportation to the building location. This allows a lot of the manufacture of the building to be completed off-site leading to quicker construction of the building on site.

A building construction method uses wall frames having a moveable top track. The track is fixed in a raised position so as to be load-bearing during construction, allowing construction work to progress quickly. When supporting concrete columns have cured, the fixing can be released allowing the track to move into a lowered position and for the building load to transfer to the columns.

The barrier plate can be inserted completely into the internal channel and manipulated using a fingerhole through the plate to block downward movement of the cable through the slot. The plate can have radial disuniformities to frictionally bear against the pad of a user's finger to allow greater control of the plate orientation while engaged in the track channel.

A pre-fabricated and pre-engineered integrated skeletal frame for a room is discussed. In an embodiment, the pre-fabricated and pre-engineered integrated skeletal frame is for an electrical room with its electrical equipment installed, wired up, and tested offsite in a factory. The pre-fabricated and pre-engineered integrated skeletal frame can have rigging components such as lifting eye hooks and temporary structural cross connect bracing for rigging. The prefabricated room can have electrical equipment mounted inside, wired up, and tested off site at the factory and then be shipped to the construction site.

A gasket for installation in a gap defined by adjacent modular construction units, each having a support frame. The gasket includes at least one layer of structural cement panel; and at least one layer of mineral wool, and the at least one layer of said panel and mineral wool has at least one plate recess configured for accommodating a support plate. A modular building construction is provided, including a plurality of modular units, each unit having a steel frame. Four adjacent units of the plurality form an intersection, and support plates are fastened at upper surfaces of corners formed by each frame. The gasket is disposed in a gap defined at the intersection, the gasket having four plate recesses for accommodating the support plates.
