A trim assembly securable in a window frame includes a track on which a sliding window is supportable, a latch insert including a plurality of latch openings, and a latch mechanism securable to the sliding window adjacent the latch insert. The latch mechanism is displaceable between an extended position and a retracted position and includes a lever connected with a latch tab. In the extended position, the latch tab is positioned in a selected one of the latch openings. The latch mechanism is biased toward the extended position. The spacing of the latch openings provides for essentially infinite open/close positions.

The door in the open position may be positioned within a portion the compartment or may be positioned above the compartment. The first and second lower tracks may include a first a second gap that enables the door to be selectively uncoupled from the first and second lower track guides permitting the door to swing away from the compartment.

The frame includes opposed side jamb portions, a sill portion, and head jamb portion opposite the sill portion. The door assembly includes an electric motor, a wireless motor controller, and a drive belt that is operably coupled to the moving door panel. The drive belt is driven by the electric motor under control of the wireless motor controller. The head jamb portion includes at least one internal channel that accommodates the drive belt. One of the side jamb portions has a first internal compartment that houses the electric motor and the wireless motor controller.

The reset component is mounted on a first end of the rail and is fixed to the door frame. The pulley set is slidably mounted in the rail, and a bottom end of the pulley set extends out of the rail. The door panel is mounted at the bottom of the pulley set, and the pulley set drives the door panel to slide.

A window balance assembly may include a carrier, a spring element, and a mounting bracket. The spring element may include first and second portions. The first portion may be coupled to the carrier. The mounting bracket may engage the second portion of the spring element and may selectively engage the carrier.

A sliding closure assembly includes a frame assembly, at least one sliding closure panel, a second panel, and a powered actuator. The frame assembly has a first track portion, a second track portion, and a catch portion. The sliding closure panel slides within the first track portion of the frame assembly. The second closure panel is adjacent to the at least one sliding closure panel and is positioned within the second track portion of the frame assembly. The sliding closure panel slides within the first track portion of the frame such that an opening is formed through the sliding closure assembly when the sliding closure panel is in the opened position and the opening is closed when the sliding closure panel is in the closed position.

An actuator includes a yoke having an inner circumferential surface; an armature including a rotary shaft provided inside the yoke; a drive shaft configured to be driven to rotate when receiving a rotating force from the rotary shaft; a cylindrical first housing; a second housing relatively movable with respect to the first housing; a speed reduction gear part is disposed between the rotary shaft and the drive shaft; and a driven member is connected to the drive shaft for moving in an axial direction of the drive shaft in response to rotation of the drive shaft. The yoke is disposed within the first housing and a damper member is disposed between the first housing and the speed reduction gear part.
