Embodiments described herein may be directed to the functional application and method of use of the sill track seal. In accordance with the present disclosure, a window sill track seal gasket may comprise a base portion which may be secured to a window sill frame and a protrusion portion which may be tapered and may extend upwardly from the base portion. The window sill frame may be configured for receiving a window. As a window is installed, the protrusion portion may engage a bottom surface of the window, flexing downwardly, and creating a seal between the distal end of the protrusion portion and the bottom surface of the window to prevent water leakage.

Embodiments described herein may be directed to the functional application and method of use of a jacking screw for adjusting a window frame. In accordance with the present disclosure, adjusting the jacking screw may cause a first portion of the window frame to be lifted or lowered with respect to a second portion of the window frame. In doing so, a desired alignment of a window installed in the window frame may be achieved. This process may eliminate the use of shimming the underlying surface, thereby making it easier to install the window frame on surfaces that are not perfectly level.

One-Piece Sill Pan Flashing

A one-piece sill pan flashing is provided with accordion sections enabling the flashing to be adjusted in width as necessary for installation in rough framing. The new flashing includes a sill plate cover with forwardly and downwardly inclined upper portions and lower portions extending downward from the upper portions. The accordion sections are incorporated integrally into the sill cover and are formed of narrow panels, flexibly connected along lateral edges to form V-shaped accordion folds having a series of ridges and valleys. The respective ridges and valleys are aligned in common vertical planes and are rounded through a transition curve at the front corners thereof. The flashing is injection molded in two end parts, each with one or more accordion sections. Center extensions can be used for extra wide window framing. The parts are permanently bonded and sealed at the factory and shipped and installed as one piece.

The movable intermediate panels may be moved interiorly toward a fixed wall to provide access to the exterior of the room. The intermediate panels seal against the stationary panels to seal the sliding glass door or window thereto.

A modular sub-sill unit to provide improved water drainage is attachable to a bottom part of a sill and to a portion of an exterior wall that corresponds to the bottom of an opening, such as a door, window, or skylight. The sub-sill unit may include a top plate, which provides a plurality of weep holes that allow liquid to pass through and be deposited on an inner deflection wall. The inner deflection wall deflects the liquid into a water trough or channel, which extends across the length of the sub-sill unit at a front edge facing outwardly from the exterior wall. The liquid then exits through a plurality of exit holes in the outer front edge. The inner deflection wall thus creates a dry zone that prevents the liquid from reaching a base plate and protects the fasteners that attach the base plate to the exterior wall.
