A method and apparatus for constructing a single story or multistory building using timber as a major structural material. The apparatus includes a connector plate having a series of pins extending therefrom. In a building component, each pin engages with a relatively small diameter timber flange by way of an axial bore hole formed in each flange. In this way, the flanges form a timber structural member useful in the formation of a framework of a building structure. The plate of the connector provides a fastener for fastening to other similar connectors or to other building structures. Various combinations of connectors and building flanges may be used to construct a single story building, and furthermore may be used in the construction of a multistory building.

BUILDING SYSTEM AND METHOD OF CONSTRUCTION

A building system is disclosed comprising a beam and column connection particularly suited for mass timber buildings. A first connection arrangement comprises a projection and slot arrangement with the beam being supported on an upwardly facing bearing surface. A second connection arrangement may be provided to tie the column to the beam. The system also discloses arrangements to accommodate greater tolerance at the connection and to provide an ability to accommodate limited rotation under dynamic loading.

The module may include interior walls to section the module into rooms and further comprises mechanical, electrical, utility and plumbing aspects of a building, capable of inspection and certification prior to delivery to the construction site. Once arrived at the construction site the building module is anchored to the building foundation and the remainder of the house is built around the building module.

A building support column includes a lower assembly with a connection bracket with a bottom plate and first and second connection blades extending away from the bottom plate in a first direction. A body includes plastic and defines an exterior perimeter about a plurality of support rods extending from the bottom plate. A center hole through the body is aligned with a hole through the bottom plate. An upper assembly includes a plurality of elongated layers of wood secured to each other along elongated faces of the layers of wood. The connection bracket secures the upper assembly to the lower assembly with a connection blade extending between the elongated faces of adjacent elongated layers of the supper assembly. A reinforcement plate with a plurality of teeth that extend away from a first side of the plate into a single elongated layer of the plurality of elongated layers.

A building frame connector for connecting beams to columns to create a building frame. The building frame connector includes a pin member and plurality of fins mounted on said pin member for rotation relative to said pin. The pin may be in alignment with the column, and the fins allow connection of the beams to the columns. The fins may be disposed to rotate relative to said pin member about a longitudinal axis of the pin. In one embodiment the pin member may have an outer diameter and the fins have a collar with an inner diameter is greater than said outer diameter of said pin allowing for the collars to rotate about the pin member. The present building frame connector may also include at least one coupling member coupled to the pin member, wherein the coupling member facilitates the connection of the building frame connector to a building column.

Modular construction system and method

A system and method for constructing a modular frame structure is provided. The system includes brackets to which structural members can be fastened to form a building frame. Each bracket has between three and six attachment elements positioned at right angles to an adjacent attachment element. A structural member, such as a beam or post, can be fastened to each attachment element to form a moment resisting connection. The brackets are manufactured in standard sizes and configurations so that a set of brackets can be used to construct a modular frame structure of a desired size and configuration.
