A modular building system and kit therefor includes a joist assembly, at least one supported member, and at least one connector that includes a retaining portion for retaining the supported member and a retained portion for engaging the joist assembly. The joist assembly may include a pair of oppositely facing beam members and a joist supporting member being partially pinched between the beam members and defining a gap therebetween. The connector may be received within the gap. The supported member may be a supported stud or a blocking member. The connector may be a double-ended connector or a hanger connector. A modular wall panel or ceiling panel of the system includes a first member for retaining a first insulation panel, a second member for retaining a second insulation panel and a thermal bridge breaking member forming a connection between the first and second members.

Post and Beam System

A beam has an upper face, a lower face, side faces, and an end face. The end face has a rectangular configuration and is vertically disposed. The end face has a slot vertically disposed and parallel with, and equally spaced from, the side faces. Beam holes extend through the beam on opposite sides of the slot. A post has a front face, a parallel rear face, and parallel side faces. A connector has a first section and a second section. Beam apertures are formed in the first section. The first section is positioned in the slot with the beam apertures aligned with the beam holes. The second section is attached to the post. Dowels extend through the beam holes and the beam apertures thereby coupling the beam to the post. The system also includes tools for accurately cutting and drilling components, wood and otherwise, to be coupled.

Structural tube

Provided is a structure that may include a structural tube having at least one slot extending from an end thereof, an end plate attached to the end of the structural tube, and at least one cross member extending through the at least one slot, the at least one cross member including a first region outside of the structural tube and a second region inside the structural tube.

A system and method for constructing a modular frame structure is provided. The system includes brackets to which structural members can be fastened to form a building frame. Each bracket has between three and six attachment elements positioned at right angles to an adjacent attachment element. A structural member, such as a beam or post, can be fastened to each attachment element to form a moment resisting connection. The brackets are manufactured in standard sizes and configurations so that a set of brackets can be used to construct a modular frame structure of a desired size and configuration.

The first surfaces of the first and second flat element have protrusions, and the at least one clamping element can be clamped in a form-fitting manner between the at least one first and second flat element.

A building frame connector for connecting beams to columns to create a building frame. The building frame connector includes a pin member and plurality of fins mounted on said pin member for rotation relative to said pin. The pin may be in alignment with the column, and the fins allow connection of the beams to the columns The fins may be disposed to rotate relative to said pin member about a longitudinal axis of the pin. In one embodiment the pin member may have an outer diameter and the fins have a collar with an inner diameter is greater than said outer diameter of said pin allowing for the collars to rotate about the pin member. The present building frame connector may also include at least one coupling member coupled to the pin member, wherein the coupling member facilitates the connection of the building frame connector to a building column.

A timber joist is provided, which includes first and second flanges connected together by a web, the web being structurally integral with the flanges. Both flanges comprise timber poles. The web inserts into the first and second flanges a sufficient distance so as to provide resistance to longitudinal splitting or cracking of the timber.
