A heat exchanger management system and a method of operating the heat exchanger management system. In one embodiment, the heat exchanger management system includes a memory and an electronic processor electrically connected to the memory and configured to operate one or more burners to transmit heat to a heat exchanger for a first period of time that deposits corrosive condensates on a passivation layer of the heat exchanger, deactivate the one or more burners for a second period of time, operate one or more blowers to move air across the heat exchanger at a temperature that evaporates the corrosive condensates on the passivation layer of the heat exchanger and increases an oxide thickness of the passivation layer on the heat exchanger, and reactivate the one or more burners after the second period of time.

A method for detecting malfunction of an electric boiler, the method including: a) detecting over scale accumulation by the steps of: metering the boiler's heating cycle, being a time from activating the boiler by a thermostat thereof until deactivating the boiler by the thermostat; if the heating cycle is longer than a threshold, then indicating over accumulation of scale in the boiler; b) detecting a malfunction of insulation of the boiler, by the steps of: metering the boiler's cooling cycle, being a time from deactivating the boiler by a thermostat thereof until reactivating the boiler by the thermostat; if the cooling cycle is shorter than the threshold, then indicating malfunction of insulation of the boiler; thereby allowing indicating malfunction of said boiler only by metering the heating and cooling cycles of said boiler.

The water heater controller may be configured to communicate with the first control valve by transmitting a first control signal to the first control valve, the first control signal configured to cause the first control valve to open or close as part of an automatic flushing process. As a result of the flushing, the useful life of the water heater may be extended, and/or water heater leakage alleviated. Insurance discounts may be provided based upon using the automatic water heater flushing functionality.
