SYSTEM AND METHOD FOR DETERMINING AND ASSIGNING AN OPTIMAL VALUE ASSOCIATED WITH A PROPERTY UNIT USING A SHORT-TERM PREDICTOR
20230051294 · 2023-02-16 ·

A method and system in which the system receives input data for a first unit to determine a unit feature signal and a unit demand signal including predictive demand features. The system then determines, for the first unit at each of a plurality of offer values, a set of associated estimated probabilities that the offer value will be accepted within a short-term time period; determines an expected time-to-sell for the first unit at each of the plurality of offer values; determines an optimal offer value for the first unit; and displays the optimal offer value for the first unit on a webpage.

COMMERCIAL TAX APPEAL GENERATION SYSTEM
20230050085 · 2023-02-16 ·

A system for generating commercial real estate tax appeal documents is provided. Financial statements about a property are submitted in various formats to a form generation device, which may collect property data from a variety of external sources. Machine learning models are executed to identify errors or inconsistencies in the data and provide an estimated valuation for the commercial property. Based on the estimated value and comparable sales data, the platform generates tax appeals documentation for user review and submission.

BUILDING CONTROL SYSTEM WITH SETPOINT INJECTION FOR ONLINE SYSTEM IDENTIFICATION

A method includes obtaining an optimized setpoint schedule for a time period, identifying a pre-cooling or pre-heating segment of the time period of the optimized setpoint schedule, adjusting the optimized setpoint schedule based on a characteristic of the pre-cooling or pre-heating segment to obtain an adjusted setpoint schedule, and operating the building equipment in accordance with the adjusted setpoint schedule.

Method for operating a cleaning system

A method for operating a cleaning system that comprises at least one self-traveling cleaning device that travels in an environment based on an environment map and carries out cleaning activities. The cleaning device accesses a database, in which multiple cleaning activities are stored. A user accesses the database and defines in advance at least one randomly occurring event, depending on the occurrence of which at least one certain cleaning activity is carried out. The user defines an event-dependent activity scenario and the activity scenario is carried out upon the subsequent occurrence of the defined event. At least one cleaning activity is also scheduled time-dependently, and predefined rules determine whether only the event-dependent activity scenario or only the time-dependently scheduled cleaning activity is carried out if the time of an occurrence of a defined event falls short of a predefined minimum time interval.

Customer review and ticket management system

The present disclosure provides for a method, comprising: importing customer reviews from a plurality of external sources, wherein importing customer reviews comprises of performing a scheduled job at a pre-determined frequency that makes a functional call with property identifiers to an application programming interface operating as an individual importer; categorizing each imported customer review into a designated one or more categories; displaying each of the imported customer reviews through one or more widgets on a user interface of a management system; importing work orders generated at individual properties, wherein each work order is assigned a ticket number; importing emails transmitted to a specific email address; and generating a work order from an imported email.

GROUP CONTROL AND MANAGEMENT AMONG ELECTRONIC DEVICES

In a method of group control and management among electronic devices, wherein the electronic devices is in communication with a control device, a projectable space instance is provided for the control device to create a workspace, wherein a control and management tool and a plurality of unified tools for driving respective electronic devices are selectively added to the projectable space instance. The projectable space instance is then parsed with a projector by the control device to automatically generate a projected workspace corresponding to the workspace to be created via the projectable space instance. The control and management tool realizes at least one status information of at least a first one of the electronic devices by way of the unified tools, and controls at least a second one of the electronic devices to execute at least one task corresponding to the at least one status information.

BUILDING EQUIPMENT ENERGY MANAGEMENT CONTROL SYSTEM AND CONTROL THEREFOR
20230040886 · 2023-02-09 ·

Provided is a building equipment energy control system, the system including: a library configured to receive information on an equipment unit from a DDC device controlling a plurality of equipment units installed in a building, and store the received information; a modeling module configured to retrieve information on the equipment unit from the library and perform simulation modeling for the equipment unit to calculate energy usage; a control module configured to generate a control command for the equipment unit based on the energy usage calculated by the modeling module and provide the control command to the DDC device; and a correction module configured to calculate an error rate between actual energy usage of the equipment unit and the calculated energy usage and correct information on the equipment unit. Therefore, it is possible to derive an optimized control set value for each equipment unit by performing simulation modeling for various equipment units, so that energy saving performance and operating efficiency of the equipment units can be increased. In addition, by providing equipment performance information and equipment operation information for each equipment unit to a library in a modeling process, it is possible to optimize a control according to product specifications and operating characteristics of each equipment unit.

SYSTEMS AND METHODS FOR GENERATING ENTERPRISE DATA USING BASE-LINE PROBABLE ROOF LOSS CONFIDENCE SCORES
20230039833 · 2023-02-09 ·

Apparatuses, systems and methods are provided for generating enterprise data relating to roof damage associated with weather and hail data. The apparatuses, systems and methods may determine aspects of a proposed service related to roof damage (e.g., damage extent, repair estimates, or repair timing) based upon the enterprise data and the base-line probable roof loss confidence scores. The apparatuses, systems and methods may generate probable roof loss confidence score data based upon the base-line probable roof loss confidence scores, weather event data and hail event data. The apparatuses, systems and methods may determine aspects of a proposed service related to roof damage (e.g., damage extent, repair estimates, or repair timing) based upon the enterprise data and the probable roof loss confidence score.

Systems and methods for managing building code compliance for a property

Methods and systems that manage building code compliance are provided. A smart or interconnected home may be populated with multiple smart or other devices that are in wired or wireless communication with a central controller. The smart devices may be covered by an insurance policy, such as a homeowners, renters, or personal articles insurance policy. The controller may receive building code compliance information associated with the smart devices, and may update an inventory list to include the building code compliance information. The controller may detect that one or more devices do not comply with building code requirements. The controller may transmit a notification to a customer about possible corrective actions to remedy non-compliant conditions and to facilitate building code compliance. The smart devices may be associated with appliances, electronics, wiring, pipes, ducts, or other equipment or personal belongings. Insurance discounts may be provided based upon the building code compliance functionality.
