The modular wall panel having a sill plate, top plate, plurality of vertical studs extending therebetween, and a skin with a first edge having a waveform profile for connecting to an adjacent modular panel; and one of the vertical studs being an end stud and having a first connector element configured to be secured to a first complementing connector element of an adjacent second modular panel; and further each modular roof panel has a peak crosspiece, bottom crosspiece, and plurality of rafters, with the first rafter having an engagement member to be engaged with a complementary engagement member of another modular roof panel, and further a second connector element configured to be secured to a second complementing connector element of a second modular roof panel.

The invention is for a modular building unit (10, 200, 210) for use in constructing a building. The building unit (10, 200, 210) has a planar body (12) having two major side faces (12.1) and two ends (12.2) between each side face (12.1), and a connection interface (28, 30) provided at each of the ends, for connecting similar building units (10, 200, 210) with complemental connection interfaces. The body (12) comprises three walls (14, 16, 18) arranged side-to-side and transversely spaced from each other, the three walls (14, 16, 18) thus defining two planar spaces (20, 22) therebetween, and a plurality of reinforcing webs (24) in the first space, for providing structural support to the building unit (10, 200, 210). The second space (22) defines at least one hollow cavity for receiving a matched insulation insert (25) thereby to impart insulating properties to the building unit (10, 200, 210).

PANELIZED STRUCTURAL BUILDING SYSTEM

One variation of a panelized structural building system includes, a set of wall panels, each including: an outer face; a set of hardpoints, each arranged proximal a corner of the outer face, defining a lateral wall panel datum facing outwardly from a side of the wall panel, and defining an exterior façade mount facing outwardly from the outer face; and a load-bearing structure extending between the set of hardpoints and inset from a maximal wall panel perimeter defined by the set of hardpoints; wherein the set of wall panels are assemblable into a wall with lateral wall panel datums—defined by hardpoints in adjacent wall panels—abutting to laterally space the set of wall panels along the wall. The system also includes a set of exterior façade panels configured to install onto exterior façade mounts—defined hardpoints in adjacent wall panels—to conceal outer faces of these wall panels.

The modular building components of the modular building system including the one or more wall panels, the one or more floor panels, and the one or more roof panels can form housing or storage structures with electrical wiring, plumbing, or both wiring and plumbing. The housing or storage structures can be erected by one or more persons without a need for a plumber, an electrician, or power tools. Also disclosed is a method for erecting one or more housing or storage structure in accordance with the modular building system.

A system for assembling prefabricated walls, said system comprising: at least one prefabricated wall having an anchor pathway extending therethrough along a height thereof and between a bottom opening and a top opening; a first anchoring element; a second anchoring element configured to be coupled to the first anchoring element, and to be slidingly received and extend along within the anchor pathway; and a coupler configured to couple the second anchoring element to the first anchoring element, said bottom opening being configured for slidably receiving the first anchoring element, the coupler and at least a first end of the second anchoring element coupled to the first anchoring element.
