The door apparatus has two vertically aligned guide rails and an inner and an outer door element which are each movably mounted in/on a vertically aligned inner or outer guide of the guide rails. In a closed position, the inner door element is arranged in a first region of the access opening which is situated lower than a second region in which the outer door element is arranged. In an open position, the inner and the outer door element are arranged in a third region of the access opening which is situated higher than the first and the second region. Furthermore, the door apparatus has a locking element and a coupling element.

An improved tilt latch bolt for a double-hung window with a groove or channel formed in either the biased or planar portion of the bolt nose for engaging a portion of the window frame when the window is under duress is disclosed herein. The grooves and channels define a depth of at least five thousandths of an inch (0.127 cm). The deformable cantilever, by virtue of being formed above, and extending over the channel, is resilient such that were a portion of the window jamb to clear the width of channel, the deformable cantilever provides a small degree of tolerance to capture the wayward window jamb before it inadvertently rotates out of the sash, for example in inclement weather conditions.

A sash lock for a sash window assembly is disclosed. The sash window assembly includes an upper sash window and a lower sash window. Each of the sash windows is mounted within opposed guide rails on a master frame. At least one of the sash windows is slidable within the frame relative to the other sash window. The sash lock comprises either a keeper, with a keeper opening, for mounting on a rail of one of the sash windows or a recess in the lower rail of the upper sash. The sash lock disclosed herein includes a housing having a hole, an actuator arm, and a cam having a cam element for receipt into the keeper opening or the recess. The locking assembly also includes a shaft extending through the housing hole and operably coupling the actuator arm to the cam.

When extended, the shootbolt engages a receiver or stop mounted to the frame to prevent the sliding panel from rebounding when an adjacent second sliding panel is slidably moved to a closed position in contact with the sliding panel.

Each stop member is selectively movable independent of the other stop member between a retracted position in which the stop member is retracted into the housing and an advanced position in which the stop member projects from the housing for engagement with one of the sashes to restrict movement of the sashes relative to each other toward the open position.

To provide improved sealing of slidable facade components, a hardware (10) for a slidable facade component is provided. The hardware comprises a guide pin arrangement (12) for the slidable facade component with at least two guide pins (18a) for a first side of the slidable facade component and at least two guide pins (18b) for a second side of the slidable facade component opposite the first side. Furthermore, an actuating rod arrangement (14) for transmitting an actuating force is provided with a first actuating rod (20a) for the first side of the slidable facade component and a second actuating rod (20b) for the second side of the slidable facade component. Further provided is an actuating device (16) coupled to the drive rod assembly for transmitting the actuating force to the first and second drive rods with an actuation. The guide pins are each designed as eccentric bearing pins (22) with an eccentrically arranged axis of rotation (24) for rotatable attachment to the slidable facade component and are provided for engagement with a guide groove arrangement (26) arranged in the frame area. The eccentric bearing pins are each coupled to one of the drive rods via a coupling element (28) and are rotatable via a longitudinal movement of the drive rods. With the eccentric bearing pins supported in the guide groove arrangement, the slidable facade component can be moved transversely to the guide direction in order to cause the slidable facade component to be pressed against a fixed frame region transversely to the guide direction.

An adjustable stop limits sliding sash window/door travel between a closed position and a safe position, where the safe position is a position less than a full-open position. The stop can be installed upon window/door master frames during initial manufacturing, or as an after-market option while the sash windows/doors are in service in a building. The safety stop may be comprised of a housing and a tumbler being pivotally mounted within a cavity in the housing, with a spring to bias the tumbler out of an opening in the housing. Mounting is by a flange extending from the housing, with spacers of varying thickness that are capable of removably attaching thereon to accommodate sash to master frame height differences. A safety member may be added to either the tumbler or housing to create a double action stop, requiring disengagement of the safety member, prior to toggling of the stop.

THREE POINT LOCK

A fenestration assembly includes a frame assembly, a movable sash assembly and a lock assembly. The lock assembly includes a first lock and a second side lock. The first lock operatively locks and unlocks the moveable sash to the frame assembly in a first direction only when the movable sash is in a fully closed position. The first side lock operatively locks and unlocks the movable sash in a second direction perpendicular to the first direction both when the movable sash is in the fully closed position and a partially open position.
